BL has officially opened its second location in Warsaw

Studio office building – Skanska's latest project in Warsaw is a new location of the premium flexible office operator – the second in the capital. Business Link provides future tenants with nearly 2900 sq. m. modern flexible space with up to 400 workplaces.

The new Business Link has been designed based on the principles of inclusive design, with attention to the needs resulting from, for example, neurodiversity. All materials used for interior design, including furniture, have been selected with care for the health and comfort of future users.

The standard in office space and common areas is high air quality, as well as ideal lighting. Each office also has direct access to daylight and has been equipped with internal meeting rooms and small soft seating zones like coffee tables and armchairs. The whole space is complemented by a large amount of natural greenery. The interior design was the responsibility of the Warsaw-based architect studio Trzop Architekci.

New offices in a modern neighborhood

The strength of the new Business Link is its excellent location. The space is located in the business center of Wola, in the vicinity of the city square, which is a long–awaited connection between Prosta and Łucka streets, and a popular meeting place for the inhabitants of the capital – the Norblin Factory.

–Wola is currently one of Warsaw’s most modern and fastest-growing districts, attracting a lot of business, including leading global brands. The area is perfectly connected, equipped with the necessary infrastructure and full of green squares that give it a unique charm. The Studio B building was located between the stations of the second metro line – Rondo ONZ and Rondo Daszyńskiego – which provides future users with a convenient connection to the key urban infrastructure and easy access from various parts of the city. The location of the new office building will be especially appreciated by the active people. As in all Skanska buildings, the Studio has prepared an extensive infrastructure for cyclists. In the vicinity of the complex, there is a network of revitalized bicycle paths and city bike stations, and the office building itself offers 163 parking spaces for two–wheelers.

One space, many amenities

In the new Warsaw Business Link, there are modern workstations, equipped with ergonomic chairs and desks with an electric height adjustment system, which allows you to quickly choose the most comfortable position for work. Clients can also enjoy a private, intimate gym with high–quality equipment and a private bathroom with a shower. After a strenuous workout, a massage table is also available.

– We also paid a lot of attention to the design and preparation of a modern relaxation space. For this purpose, we have created a regeneration and meditation room, allowing you to relax in complete silence. In addition, for the first time in a flexible office, we are providing a device that allows for real and effective regeneration of the body in an office environment. It allows you to choose your preferred activation or relaxation program in a completely new quality– emphasizes Ewelina Kałużna, Managing Director at Business Link and Director of Strategic Workplace Advisory at Skanska.

Modern digital solutions have also been added to the flexible space. For instance, there is a green box room at the client’s disposal, allowing them to record podcasts and other audio–video materials.

Sustainable investment standard

The Studio complex will ultimately consist of two buildings, of which Studio B has delivered 16,400 sq m to the Warsaw market. office space. This intimate office building has been designed following ESG principles and best practices in sustainable construction. The confirmation of a sustainable approach, ergonomics and friendly arrangement of space is the LEED Core & Shell certificate at the Platinum level, awarded to the Studio B building. Like every Skanska office building, Studio B also fits into the accessible architecture, being audited as part of the “Building without barriers“.
